Construction Challenges Currently Facing Senior Living Development

Whether you are planning a new community, constructing a new addition or repositioning an existing community, we all are aware of the challenges of the past two years facing the construction industry related to rising material and labor costs, supply chain issues and unpredictable delivery schedules. This webinar will provide insight into past factors and an update on the current market dynamics affecting senior living construction.  

Brendan Baloh and Jay Cougnet of Whiting-Turner Contracting Co. will present their unique perspective on what 2023 has been like and how the second half of the year appears to be unfolding. They will also suggest strategies to achieve a cost-effective project with some predictability in the schedule. 

Learning objectives

  • Learn what factors affect contractor/subcontractor bids.

With almost $1 billion of construction management experience, Baloh has collaborated with providers through all levels of care, from independent living to long term care, helping build communities that best serve their needs. Baloh and the Whiting-Turner Senior Living Industry Excellence Group lends their expertise and resources to project teams nationally. Throughout the COVID-19 pandemic, Baloh navigated the uncertainty of the construction market as Project Executive for a large and high-profile Life Plan Community and has successfully advanced world class project into the construction phase.

Jay Cougnet
Vice President, Industry Groups, Whiting-Turner

Jay Cougnet has worked in construction for 25 years and has in-depth experience with numerous senior living projects and clients nationally. As Vice President, Industry Groups, he oversees a group of 30+ Industry Specialists and Coordinators who interface with nearly all Whiting-Turner projects nationwide. For each industry, the Industry Groups catalog cost data, document design metrics, collect cost management ideas, and track general industry-specific design trends. Cougnet and his group use this information to assist projects during preconstruction and construction to make sure every project team benefits from vast national experience, while remaining ingrained in their local markets. Cougnet and his specialists are also part of an internal task force responsible for collecting and sharing all the notifications from vendors nationally and internationally regarding the current supply chain crisis. This information has been critical in helping projects manage the challenges at the jobsite level.
