I've enjoyed Soellner & Rawlings discussion. I think Rawlings idea of separating the land and improvements is sound. I also think a license professional designing the building is a fair improvement to be reflected in the appraisal process. In Iowa, we have a law that prevents architects from rubber stamping and our licensing board actively enforces it. law breakers do exist but the overall community of architects do adhere to Iowa's law. Both tacks can be taken to increase the value of the homes we design.
