Who we are

The AIA Project Delivery Knowledge Community (PD) promotes the architect’s leadership role in all project delivery methods by assembling and distributing knowledge and best practices for a variety of project delivery methods, e.g. design-build (DB), integrated project deliveries (IPD), and public-private partnerships (P3).

  • 1.  Arch-CM Services as Owner’s Agent

    Our firm has been providing Arch-CM Services as Owner's Agent by using AIA Doc based Contracts for nearly 20 years; applying market forces and open books to verify advocacy and control costs. Even when the number of projects contract, we are able to cut ourselves a bigger piece of the pie.

    Do you do this as a third party separate from being the designer of record so as to not have any conflict of interest issues should some design related issues come up during construction, or are you acting as a CM on projects where you were the designer??   As a former government Contracting Officer we typically used a third party CM on our larger projects to eliminate any conflict of interest  issues.  Thanks.

    We find no conflict of interest when all parties are serving in the best interest of the Client.

    AIA Documents provide a Rider to the Standard Owner- Architect Agreement that enables the Architect to extend his "Agency Based" services into the Management of Multiple Prime Contracts and Contractors.

    I've done many projects, including several projects with public agencies (county, city) where our firm provided A/E + CMa services.  Note that the CM services are always as ADVISOR, never as CONSTRUCTOR.   And we Always had two separate teams, all the way up to the Principal in Charge.  Also, we Always had a separate person providing construction admin services (CA) than the CM team in the field.

    It depends - many government agencies want separate CM firm from the design team. This was the case on projects I worked with at SFO, OAK, BART, SFPUC, SFMTA/MUNI, SF Parks. Alternatively I have heard design and CM in same firm but with a different team.  In either case the importance is having a third party person(s) not involved in the design so they can give QA/QC, sustainability, operational, and cost comments without prejudice.  Hope this helps clarify
