Our firm specializes in large multi-family apartments for nationally recognized MFH developers. The AIA B109 is pretty much the standard form of agreement developers use as its the multi-family project process.
A reputable GC/CM was brought in by a MFH developer for a new $50M MFH project and has indicated that he will intend to provide a price if the Project Manual (specs) for architectural, SMEP are part of the contract documents. He indicated the GMP's qualifications and exceptions list will suffice.
The AIA B109 industry language clearly defines "drawings and specifications" for both DD and CD phases. We have never seen that before for any major project type.
