We have been adapting historic structures for housing for many years. Most of them low-rise buildings, old schools, office buildings, and industrial buildings are examples of types that have adaptive well for housing.  In the newest code, the provisions and exceptions for SECTION 1030 EMERGENCY ESCAPE AND RESCUE appear to have changed.  Has anyone else had this provision impact the ability to adapt these types of structures?

    Good Evening Lauren,

The previous code that we referenced here in NYS allowed for one means of egress from a bedroom in an occupancy that contained more than 2 dwelling units. NYS then adopted the 2015 IBC and under that code, any bedroom requires 2 means of egress. No matter what the occupancy. Typically a door and also a window.

This really threw a wrench in an adaptive reuse of a 1920’s armory structure I was working on. I had to change our competent design to conform. The client was less than pleased.
