Who We Are

The mission of the AIA Small Firm Exchange (SFx) is to advance the mutual interests of architects practicing in small firms. The objectives of the AIA SFx are three-fold:

1. Advocate the value of small firms, the national SFx, and local SFx groups, both within the AIA and to the public.

2. Curate and disseminate the most pertinent resources and information, from the AIA & elsewhere, that benefit small firms.

3. Inform the AIA of current issues facing small firms and areas in which current resources/information are lacking.

Approximately 75% of all firms within the AIA are small firms (less than 10 employees), which equates to 14,459 small firms within the organization.

~26.8% = sole practitioners = 5,173

~33.5% = 1-5 employees = 6,459

~14.7% = 5-10 employees = 2,827

For context, small firms share of staff is 16.0% and share of billings is 12.0%

We need to find ways to leverage that size for collaboration and influence, just like the individual large firms do.

   

  

AIA Contract Documents - What small firms need to know

The AIA Contract Documents program has made some significant changes in the last few years, including the migration from the desktop product to the new online service, the addition of new and updated documents and an abundance of both document and product education.

Document options

There are two product options that allow the legal terms of the documents to be edited: Customizable single document and Unlimited-use 1-year access.  Both allow you to edit the document’s legal language, share and track changes, a custom clause library, and the ability to create custom document templates.  The difference is that while both versions allow unlimited drafts, you may only finalize a Customizable single document once. Just purchase the document when you need it, and pass the document cost directly to the client/project.  AIA members get a 20%-30% discount off both products, which is automatically deducted once you login to purchase. Keep in mind, the revenue generated from the documents program helps support the AIA’s other important programs that drive positive change through the power of design.

Outside the online service, paper documents and Basic single documents are available. The paper documents can be ordered online from the AIA Store or from your local AIA Chapter. The Basic single document will allow for project information to be added, but the legal language cannot be edited. 

Maintaining industry standards with new documents 

The biggest launch of documents took place in 2017 with the ten-year update to the core set of AIA Contract Documents to ensure design and construction projects are protected against the changing industry trends and needs.  Other key documents that have recently launched are the C101-2018, Joint Venture Agreement for Professional Services, C402–2018, Architect and Consultant for Special Services Agreement, E204-2017, Sustainable Projects Exhibit and the revamped Interiors documents.

Search for documents at aiacontracts.org either by document name or number, through an advanced search that includes a filter option or simply browse all documents. All documents include a description, usage guidelines and the ability to view a free sample.
