LEED Certified Hospitals: Perspectives on Capital Cost Premiums and Operational Benefits

The healthcare design field has seen a decided shift in the last several years as LEED® certification has be-come a standard for many healthcare organizations. Concurrently, the ongoing global recession has put an even greater emphasis on cost control and reducing what may be perceived as “unnecessary” capital costs.

Many ask how much does it cost for a hospital to achieve LEED certification: how much added capital is re-quired, if any, whether higher achieving projects correlate with higher capital investments, and uncertainty about the value proposition associated with certification.

The webinar will address common misperceptions of the costs and benefits for design and construction of healthcare facilities that participate in a third-party verified green building certification program such as LEED.  

Three presenters will address the following points:


1.    First – Understand the current state of capital cost green premiums of LEED certified hospitals based on empirical research from 15 recently completed projects.

2.    Additionally –Identify design and construction factors that influence capital cost green premiums for hospitals and how design teams perceive them along with associated benefits.

3.    Finally –Understand changes in the market sector since 2008, and learn about trends in future hospital construction.

This presentation is a part of the ongoing AIA Academy of Architecture for Health webinar series Healthcare Essentials.

Learning Objectives (how-to)

Participants will be able to:

1.    Identify common misperceptions of the cost of green building.
2.    Explore the drivers that influence hospitals to pursue LEED certification, and the operational benefits they anticipate realizing in the completed facility.
3.    Identify the design and construction factors that can influence the capital cost green premium for a hos-pital, as well as how it is perceived by the design team.
4.    Lead a discussion on the costs and benefits of using third-party verified versus legacy self-certified green building programs.

John Kreidich AIA, LEED AP BD+C, CHC - Manager, Healthcare Services, McCarthy Building Companies Central Division

With twenty-six years of healthcare construction experience, Kreidich is the go-to resource for hospital-related safety, infection control, sustainable building, and material/equipment procurement matters at McCarthy's Central Division.  He joined McCarthy in 2000 to direct field operations of multi-year renovation / remodel programs leveraging McCarthy’s safety and infection control expertise in high-risk acute-care construction – saving clients time and money with streamlined business processes and strategic purchasing.

Gail Vittori LEED Fellow - Co-Director, Center for Maximum Potential Building Systems

For more than three decades Gail has been a catalyst for local, state and national initiatives advancing green building protocols, policies and prototypes. In 2001, she convened the Green Guide for Health Care, helping to catalyze a revolution in healthcare design, construction and operations. She served as the Founding Chair of the LEED for Healthcare committee and oversaw LEED certification for Dell Children’s Medical Center of Central Texas, the first hospital in the world to earn LEED-NC and LEED for Healthcare Platinum certifications. Gail is the 2014 Chair of GBCI and former Chair of the USGBC.

Robin is a leading expert and textbook author of Sustainable Healthcare Architecture. As principal at Perkins+Will, Robin has designed innovative healthcare buildings that have been published nationally and internationally. In addition to her practice, Robin works at the intersection of healthcare architecture and sustainability policy, participating in a wide range of advocacy initiatives. She is Senior Advisor to Health Care Without Harm, co-coordinated with the Green Guide for Health Care, and she served on the LEED for Healthcare committee. Healthcare Design magazine named her the “#1 Most Influential Designer in Healthcare.”

Report AIA Continuing Education
Attendees will earn 1.5 LU/HSW. A link to a survey will be provided both at the end of the webinar and in a follow-up email sent one hour after the end of the webinar. All attendees at each site submit one form:  1) page one: webinar survey and 2) page two: CES report form. The survey must be completed within 24 hours of the webinar. AIA members and IDP record holders will have their credit recorded within 48 hours of the webinar. All attendees will be prompted to download a certificate of completion at the end of the survey.
