Eric, you may preach to a choir of architects until Sprawlanta grinds to a complete standstill. Unfortunately life isn't fair in so many details.  Your better questions will lie in asking what incentives exist for players other than architects to change the system, what they would gain from it, what the public would gain from it, and what the chances are for enacting legislation in your state or county as it applies to the specifics of appraisal methods. Then how you would get any appraisal institute to deviate from whatever national norms exist. Then become a politician or legislator and go to work directly.  Perhaps you are heading in that direction already?  I still think mandatory energy consumption evaluations would be one place to start.

Until most of the above is done all you are promoting is Frustration- not Change any one can beleive in.
